Genie Weather Seal Replacement: The Alpharetta Owner’s Guide

We stock Genie-compatible bottom weather seal and install it across Alpharetta for $110-$220, including the part, labor, and removal of the old seal. Most jobs are done same-day because our trucks carry Genie-style T-channel and bead-type seal stock in the common widths. Most owners find the problem by seeing daylight under the door, feeling a draft near the floor, or noticing water staining on the concrete after a heavy rain. Sometimes it’s just a torn flap hanging off the bottom of the door, and the only reason anyone notices is because it catches on the threshold when the door closes.

Which Genie Models This Applies To

Genie weather seal compatibility comes down to the door, not the opener. The opener brand doesn’t determine the seal type; the door’s bottom retainer does. Genie-branded and Genie-compatible garage doors use two main seal profiles: a T-channel seal that slides into an aluminum retainer running along the door bottom, and a bead-type seal that presses into a round channel. Some older Genie door models from the mid-2000s used a screw-in wooden retainer that takes a flat flap seal. If you can see the end of the seal at either side of the door, you can usually identify the profile by eye; if you can’t, we’ll photograph it when we arrive, per Clause 4 of The Haven Standard, before quoting the replacement.

OEM Genie seal kits are fine, but most of what we install is aftermarket rubber or vinyl from the same extruders that supply the OEM market. The practical difference is the thickness of the bulb: OEM Genie seals run 3 to 4 inches in bulb diameter, while quality aftermarket equivalents run 3.5 to 6 inches. Alpharetta’s clay-heavy soil shifts with moisture, which means slab doors settle unevenly. A larger bulb diameter accommodates those uneven gaps better than the thinner OEM profile. We’ll match the seal to the worst gap under the door, not the average, and show you the measurement before we cut anything.

Signs Your Genie Weather Seal Replacement Is Failing

Signs Your Genie Weather Seal Replacement Is Failing
  • You can see daylight under the closed door. This is the clearest sign, and it usually means the seal is compressed or torn in one spot. The gap is almost never uniform; Alpharetta slabs settle toward the driveway and the low corner fails first.
  • Water pooling on the floor after rain. Wind-driven rain finds the gap left by a flattened or cracked seal and follows it to the low spot in the slab. The puddle is usually a foot or two inside the door, not right at the seam, which throws people off at first.
  • The seal feels stiff and leaves gray streaks when you rub it. Rubber degrades with ozone and heat, and a Georgia summer will do it in after 5 to 7 years. Once the rubber stops flexing, it stops conforming to the floor, even if it looks intact from ten feet away.
  • The flap is torn or hanging at one end. This often happens when the door has a slight track misalignment and one corner drags on the concrete. You’ll replace the seal, but if the alignment issue isn’t fixed, the new one tears the same way in a few months.
  • You’re finding more leaves, bugs, or dust inside. The gap at the floor is an entry point for anything wind-driven under the door. A ¼-inch gap is enough for ants and dust; a ½-inch gap is enough for a mouse.

Replacement Cost & What’s Included

In Alpharetta, Genie weather seal replacement runs $110-$220 installed. The floor of that range is a standard 9×7 door with an undamaged aluminum retainer, where we pull the old seal, slide the new one in, trim it, and test the close in about 40 minutes. The upper end is for oversized doors, double-car widths, or a retainer that’s dented or corroded enough that we have to straighten or replace it before the new seal goes in. The cost break between part and labor is listed on the written quote you get before any fastener turns, so you know exactly what you’re paying for. Our work carries the 365-Day Done Right Promise: if the seal fails to seat properly or doesn’t close the gap within the first year, we make it right. There’s no tiered warranty fine print. It’s covered or it isn’t, and this one is.

DIY or Call Us?

DIY or Call Us?

Replacing a Genie weather seal is one of the safer door repairs you can do yourself, provided the existing retainer is in good shape and the door opens and closes without binding. The seal slides out and the new one slides in from the side, and for a single-car door that’s a 30-minute job if you’ve done it before. Where DIY goes wrong is when the retainer is corroded at the ends, the door settles unevenly and the seal needs a non-standard bulb size, or the door has a track issue that caused the wear in the first place. All three are things we check before quoting anything. If you want to look at the seal and send us a photo first, call (678) 679-2096; we’ll tell you what we’re looking at, whether it matches what’s on our trucks, and what it will cost before we arrive.
