OEM Genie seal kits are fine, but most of what we install is aftermarket rubber or vinyl from the same extruders that supply the OEM market. The practical difference is the thickness of the bulb: OEM Genie seals run 3 to 4 inches in bulb diameter, while quality aftermarket equivalents run 3.5 to 6 inches. Alpharetta’s clay-heavy soil shifts with moisture, which means slab doors settle unevenly. A larger bulb diameter accommodates those uneven gaps better than the thinner OEM profile. Signs Your Genie Weather Seal Replacement Is Failing
- You can see daylight under the closed door. This is the clearest sign, and it usually means the seal is compressed or torn in one spot. The gap is almost never uniform; Alpharetta slabs settle toward the driveway and the low corner fails first.
- Water pooling on the floor after rain. Wind-driven rain finds the gap left by a flattened or cracked seal and follows it to the low spot in the slab. The puddle is usually a foot or two inside the door, not right at the seam, which throws people off at first.
- The seal feels stiff and leaves gray streaks when you rub it. Rubber degrades with ozone and heat, and a Georgia summer will do it in after 5 to 7 years. Once the rubber stops flexing, it stops conforming to the floor, even if it looks intact from ten feet away.
